FAQ

Questions we hear most.

Sixteen of the questions we field on almost every consultation. If yours isn't here, call us — Reynard or Mano will pick up.

Are you licensed and insured?+

Yes. We carry a Texas RMP license (TX RMP #B-49217), $2M general liability through Travelers, and Texas Mutual workers' compensation. We provide certificates of insurance before any contract is signed.

Do you work on a fixed price or cost-plus?+

Fixed price. The number you sign is the number you pay — unless you change the scope. Every change order is itemized, signed, and dated before the work happens.

How much will my project cost?+

Honest answer: we won't know exactly until we walk it with you. But our service pages list real recent ranges, and our consultations end with a budget bracket within $5,000–$15,000 of the final price.

How long does an addition or remodel take?+

Most kitchens: 9–12 weeks. Bathrooms: 5–7 weeks. Single-room additions: 12–16 weeks. Two-story additions: 4–6 months. Custom homes: 10–14 months. We give you a written schedule and stick to it.

Do I need to move out during construction?+

Almost never. We dust-wall the work area, protect adjacent floors and finishes, and clean daily. For kitchen remodels we set up a temporary kitchen for you (sink, microwave, fridge) in the dining room or garage.

Who pulls the permits?+

We do, in-house. Harris County, City of Houston, City of Cypress (where applicable), and the major HOAs in Bridgeland and Towne Lake. Permits are included in your contract price.

Can I supply my own materials?+

Some — yes. Most clients choose their own light fixtures and appliances. For structural items (cabinets, windows, roofing) we order through our trade accounts so the warranties stay clean.

Do you offer financing?+

We don't lend directly, but we work with most major Texas construction lenders — Frost, Texas Capital, BancorpSouth — and several home-equity lenders. We're happy to recommend a loan officer who knows construction draws.

What's included in your warranty?+

Two years of workmanship coverage on everything we install. Manufacturer warranties pass through to you (GAF Lifetime, Hardie 30-year, Andersen 20-year, Kohler 1-year, etc.). Warranty terms are spelled out in your contract.

What if there's a problem after the job is done?+

Call or text Reynard. His cell is on your contract. We've never let a warranty issue go unanswered — we're still serving clients we built for in 2009.

Do you handle insurance claims for storm damage?+

Yes. After hail or hurricanes we document damage, meet your adjuster on site, and advocate for a fair scope. We don't charge extra for claim handling.

How do you handle dust and protection?+

Zip-walls with negative-air HEPA filtration on remodel work. Floor protection from front door to work area. Daily cleanup. Our crew sweeps before they leave the site.

Do you work weekends?+

Saturday morning crews when the schedule calls for it (or when you're trying to make a deadline). Sundays and holidays — no, we let our families have us back.

Can you build on my own lot?+

Yes. We do custom builds on lots our clients already own throughout Cypress, Hockley, and unincorporated Harris County. We'll start with a feasibility review on the lot before any design work.

Do you work outside Cypress?+

Routinely in Katy, Tomball, Spring, Jersey Village, Hockley, and Northwest Houston. Outside that radius — give us a call, sometimes we make exceptions for the right project.

What happens after I request an estimate?+

Mano (Reynard's wife, who runs the office) calls or emails within one business day to schedule a free in-home consultation. Reynard or our project manager comes out, walks the project, and you get a written proposal within 7–10 days.
