    Free in-home consultation

    We come to you, walk the space, and listen. No sales pitch. By the end of the visit you'll have a realistic budget range and a feel for whether we're the right fit.

  2. 02

    Concept & feasibility

    If we move forward, we sketch a layout (or work with your designer), confirm structural feasibility, and pull a permit-ready scope. For larger builds this includes a paid design retainer that credits to construction.

    1–4 weeks

  3. 03

    Fixed-price proposal

    You get a single-page price summary plus a detailed line-item scope. No 'allowances' for the things we should already know. The price you sign is the price you pay, unless you change something.

  4. 04

    Permits & ordering

    We pull permits with Harris County or City of Houston, submit any HOA package (Bridgeland and Towne Lake are routine for us), and order long-lead materials so the schedule actually holds.

    2–8 weeks

  5. 05

    Construction

    Work happens on a posted weekly schedule. You get Friday photo updates from your project manager. Site is swept and tools staged at the end of every day.

    Walk-through & warranty

    We walk every detail with you, build a punch list, and finish it within 14 days. You leave with a binder: warranties, paint colors, finish brands, and our two-year workmanship guarantee.

What's in your contract.

  • · A fixed total, with a payment schedule tied to milestones (not the calendar)
  • · Detailed scope of work — every line item, every brand, every model number
  • · Allowances clearly identified (you decide upgrades, we hold the line on price)
  • · Change order policy: priced and signed before the work happens. Period.
  • · Schedule with start, dry-in, and substantial completion dates
  • · Cleanup and protection terms (your floors, your driveway, your landscaping)
  • · Two-year workmanship warranty terms
  • · Manufacturer warranty pass-through (GAF, Hardie, Andersen, Kohler, etc.)
